Energy Performance Certificates

The EPC:

An Energy Performance Certificate (EPC) shows the energy efficiency levels and environmental impact of properties based on a scale from A to G. The most efficient properties are in Band A, whilst the least efficient properties are in Band G.

The EPC includes the following 2 charts:

• Energy Efficiency Rating:
  Measures the overall efficiency of the property. The higher the rating, the more energy efficient the property is and the lower the running costs will be.
• Environmental Impact Rating:
  Measures the property's impact on the environment in terms of carbon dioxide emissions. The higher the rating, the less impact it has on the environment.

In addition to the 2 charts, the certificate will also provide information regarding the typical running costs for standard occupancy, as well as to provide measures that can be taken to reduce energy use and carbon dioxide emissions.

Scope of EPC:

As from 1 October 2008, all Landlords are required to have an EPC that is no more than 10 years old when renting out their properties. This EPC is required to be produced to all new as well as all prospective Tenants. There are certain exceptions to this rule, such as in the case of temporary accommodation and holiday lets.

Consequences of EPC:

Although the EPC provides measures that can be taken to increase energy efficiency and reduce the impact on the environment, there is currently no legal obligation on Landlords to actually make these changes.
